Charming 1860's Cape Cod style farmhouse in picturesque Belgrade Maine. This 4-acre farm includes a very large, working barn that has 3 box stalls, tack room, "poultry palace", wood working area and lots of space. There is also a small farm pond on the property.

The farmhouse has all the quaintness and charm of an older home, yet all the modern conveniences and amenities for today. Farm is in excellent condition and very efficient to heat. There are three bedrooms, three bathrooms. The master bedroom and bath is on the first floor. Master bedroom has a cathedral ceiling, lots of windows, deck off the master bedroom and a wonderful fireplace (propane but looks like a woodstove) to add warmth and romance! The Master bathroom is full bathroom including a whirlpool tub. There is a loft also in the master bedroom. The second bathroom is also on the first floor and includes a laundry room. Upstairs has two bedrooms and a full bathroom.

The living room and dining room have the original wood floors and the front door has the original stain glass windows in the door. Must see to believe!

The kitchen is a wonderful custom designed kitchen with lots of "pumpkin pine" cupboards and lots of working space. Must see to believe!

The house has three forms of heat; oil (less than $500/year), pellets (roughly 3 tons/year) and propane(water heater, kitchen stove and two propane stoves in the home - roughly $1300/year). The farm is very efficient. Wood stove could be added to further reduce already efficient heating systems. There is an approximately 1950 sq. ft. home.

The barn is ready for most any four-legged animals with 3 of the 4 acres already fenced in. Barn can hold up to 800 square bales in the hay loft. Two stalls exit out to a round pen and paddocks. There is a loafing shed in one of the paddocks that helps manage multiple animals. The third stall exits to its own private paddock. Very versatile set up to optimize best management practices for pasture and animal management. Water and electric are in the barn already.

Property borders lots of woods and privacy abounds but is only a 15-minute drive to Augusta or Waterville. Great location!

Asking $199,000.
