SHORT-TERM WINTER LEASE near Belfast

Cozy 2-bedroom, 1-bath house in Swanville available November or December through March or April (4 or 6 months depending on renters needs).
Best for a couple/family or 2 roommates. Fully furnished, with bedding and everything needed for comfortable living. Big Vermont Castings wood stove and propane Rinnae heater, full kitchen with gas cook stove and dishwasher. Open floor plan downstairs w/one bath and laundry/utility/pantry room. Two bedrooms upstairs (queen, twin bed + extra twin futon). Very private and quiet setting in a lovely homestead clearing on 50 woodland acres. Long dirt driveway, 4wd is a plus. Easy drive to town on well-plowed town road, located 6 miles North of Belfast, and 2 miles South of Swan Lake. No smoking. Well-behaved pet possible. Flexible timeframe November-April (4-6 months depending on renters needs), with option to stay on month-month after.

$600/month plus security deposit, references. Includes snow plowing. Renter purchases firewood (5 cords required for the winter was $1175 last year), propane (renter decides how much to use gas heater), phone (local and unlimited long distance packaged with high-speed internet ~ $90/month or ~$55 if phone service is off), electricity (avg. around $120/month in winter depending on # of people). It's possible to continue renting on a month to month basis during non-winter months of May-October but the rent is $1000/month + utilities when there are no fuel costs. Renter is responsible for clearing snow off of roofs of house and 3 small outbuildings, shoveling a path to the propane tanks, setting mousetraps, and watering houseplants.
